Under Thai law, it is necessary to obtain a Thailand Building Permit or construction permit for the construction of new buildings or the extension to pre-existing structures, and in some cases, for major renovations.

Starting any construction work without the proper building permit is ILLEGAL. Therefore, it is punishable with fine or imprisonment.

Furthermore, if the construction work violates or fails to comply with the Building Control Act requirements or is not by the approved building plan, the Local Municipality shall have the power to either order a demolition or to issue a stop-work order. If they issue a stop-work order, the license holder shall then have to correct and re-submit the building plan for approval within reasonable time.
